The Rocks at 4800 West Roe Parkway

In September 2022 the City entered into an agreement with EPC Development to purchase the land at 48th and Roe Parkway known as "The Rocks". The development includes 287 Class A residential units, a parking structure and space for a sit-down restaurant. The project will include a public art project equivalent to 1% of the construction costs, 5% of units will be affordable/attainable the facility will be constructed to qualify for Green Globes or Silver LEED. The project will also include 71 units designated as "universal design" which includes features that make a home more livable for those with limited mobility such as microwaves below counter height, bathrooms that can accommodate a wheel chair and the installation of accessibility items such as grab bars upon request.

The project hit a delay in 2024 as the developer finalized financing for the project. However, as of November 2025, crews are mobilizing on the site and will begin construction soon.
